Are residences ever available for short-term rental?
No. The HOA bylaws prohibit rentals shorter than twelve months, and no more than three residences may be tenant-occupied at any time. This rule has been in place since 2014 and has been enforced consistently.
How are HOA dues structured?
Monthly dues vary by residence size, ranging from $1,420 to $2,180 as of January 2026. Dues cover building staff, common-area maintenance, insurance, water, trash, snow removal, and contribution to the reserve fund. Heat and electricity are billed separately.
Is the building pet-friendly?
Yes. Two pets per residence with no breed or size restrictions. We ask only that dogs are leashed in common areas and that residents use the ground-floor wash bay after muddy walks.
Are there any planned assessments?
No special assessments are contemplated through 2030 per the 2025 reserve study. Regular dues are reviewed annually each November.
Who handles building maintenance?
Our engineer, Marcus Whitfield, is on-site Monday through Friday and on-call weekends. Routine work is logged in the resident portal; emergency response is handled through the front desk at any hour.
Can guests use the amenities?
Yes, with a resident present. The library and roof garden may be enjoyed by guests of residents; the guest suite is reserved exclusively for visiting family of residents.

Use the contact form on this site, or call the office during ownership hours. The waitlist is reviewed personally by William; we do not charge a fee to join.
Do you offer financing or in-house mortgage?
No. Residences are purchased through conventional means. We are happy to recommend local lenders we have worked with comfortably over the years.
