The Building

Limestone, oak, and a long restoration — completed by hand between 2014 and 2016.

1924 — Present

A century of careful tenancy.

The building was commissioned in 1922 by the Richmond Park Athletic Society and completed two years later in Indiana limestone. It served as a private club through 1968, sat largely vacant during the 1970s, and was used as architectural offices until 2013.

In 2014 the Davidson family purchased the property with one mandate from William: preserve what has lasted, replace what cannot, and never increase the number of doors. Twelve residences was the count then, and twelve remains the count today.

What Stayed

The pieces we chose not to touch.

i.

The Limestone Facade

Cleaned by hand with a lime-water poultice over fourteen months. No sandblasting. No chemical strip. The original carved entablature above the entrance remains exactly as it was set in 1924.

ii.

The Brass Elevator Cage

Otis No. 4112, manufactured in Yonkers, installed 1924. We rebuilt the motor and added modern safeties — the cage, the gate, and the floor indicator are original.

iii.

The Lobby Millwork

Quarter-sawn white oak with hand-rubbed shellac. Three panels were beyond saving and were rebuilt by a millworker in Pueblo; the rest is what the original carpenters left.

The Terrazzo Floor

Repaired in six places using stone salvaged from the basement. Otherwise untouched.

The Coffered Mailroom

The plaster ceiling was stabilized; the original brass mail slots — one per residence — were polished and re-keyed.

vi.

The Roof Garden Pergola

Cedar replaced board-for-board to the original 1924 drawings, which we found in a filing cabinet on the fourth floor.

Every residence shares the same standard. We don't offer upgrade tiers because we don't believe in them — what's built is what's right.
