Charles grew up in Burlington County and spent fifteen years working in commercial real estate in South Jersey before turning to a smaller, residential project of his own. He bought the Watson Street parcel in 2014, broke ground in 2016, and has been on site at 330 Richmond every week since the building opened.
He answers the phone himself most weekdays. If he is not at the front desk, he is somewhere in the building, usually with a clipboard.

Our entire staff lives within fifteen miles of the building. Maintenance is in-house; cleaning is performed by a Camden-based crew we have worked with since 2017.
HOA dues are reviewed annually by the resident board and have changed three times in nine years. Reserves are held with a regional bank, not invested in the market.
Our governing documents limit short-term rentals and cap long-term rentals at fifteen percent of residences. The building is, and is meant to be, a place where people actually live.
