About

A small building, run by people you can reach.

330 Richmond was built and is operated by a single owner — not a national platform, not a fund. Below is who we are and how we work.

Charles Ryals

Owner & On-Site Manager

Charles grew up in Burlington County and spent fifteen years working in commercial real estate in South Jersey before turning to a smaller, residential project of his own. He bought the Watson Street parcel in 2014, broke ground in 2016, and has been on site at 330 Richmond every week since the building opened.

He answers the phone himself most weekdays. If he is not at the front desk, he is somewhere in the building, usually with a clipboard.

How We Work

The way day-to-day life is handled here.

Local team

Our entire staff lives within fifteen miles of the building. Maintenance is in-house; cleaning is performed by a Camden-based crew we have worked with since 2017.

Fixed monthly dues

HOA dues are reviewed annually by the resident board and have changed three times in nine years. Reserves are held with a regional bank, not invested in the market.

Owner-occupied

Our governing documents limit short-term rentals and cap long-term rentals at fifteen percent of residences. The building is, and is meant to be, a place where people actually live.

"We didn't want to build something flashy. We wanted to build something we'd still be proud of in twenty years."— Charles Ryals, Owner
